When the owners of Stalco Engineering were ready to retire, they invited Valerie to promote the site for inclusion in Dover DC’s Land Allocations Local Plan for housing. Valerie achieved this successfully in 2015 and then worked with the owners to prepare an Outline Planning application.

When it proved challenging to secure Outline Consent owing to access issues, (Stalco Yard was approached down a long, narrow alley on land behind 124 Mongeham Road). Valerie supported negotiations with neighbours at 126 Mongeham Road, to facilitate an ‘in-out’ access route and successfully promoted the site through the Local Plan delivery process, including speaking at the Public Inquiry. Stalco Yard and the neighbouring land at 126 Mongeham Road were included in Dover District Council’s Local Plan to 2040, and a beneficial Planning Permission was granted for 35 houses in 2019, increasing the land value significantly.
